    If you give us some figures we'll happily help for the low low price of £0 + answer our questions clearly.

    Generally avoid the recommended mortgage broker and recommended solicitor - the only incentive is to get more info from you and/or get kickbacks for the agent, not work in your best interest. Sometimes an independent broker can made sense, as they can get better rates sometimes, but I've only ever paid when they found the better deal, and even then £250 not triple that. You may not need one if you just port your existing mortgage.

    Next steps:

    1. Get a mortgage balance and ERC from your bank (not the anget)
    2. Get a MIP from your bank and others, not from the agent. If you want, ask if they can beat the rate you can get, but if not then no paying them.
    3. Check you cna find houses you'd want in your budget.
      Budget = MIP amount + current house value - current mortgage balance - ERCs (if any) - agent's fee (1-1.5%) - SDLT on new house.
    4. If yes, then check the agent's contract and instruct them to list the property. Agree the price (usually agents will overbid to get your business so sometimes even below their low end is the right figure).
    5. Pictures, floor plans, check listings, wait for viewings, entertain offers.. this can take time so get going!
    6. Once under offer, start viewing properties to buy and place an offer.
    7. Check the chain is complete (ie your seller has found a property to buy, their seller has aswell, etc Meanwhile look for solicitors, get quotes.
    8. Then start conveyancing, ie seraches + surveys ideally simultaneously.
    9. Exchange (same day on buy and sell)
    10. Arrange moving van, utilities, etc
    11. Complete (same day on buy and sell)

    I was advised looking at up to £350k based on equity and what the bank will lend me extra. I would be terrified that I would find my dream and then not the offer to be to low with no option to go higher.
