House valuation for IHT400

It looks like my mother's estate may just tip over £650k (my father died earlier this year). If it does, I will need to fill out a IHT400. Tomorrow I have three estate agents coming round to value her house, but if I need to fill out IHT400 is this considered sufficient? I believe I'll be entitled to RNRB, and the IHT calculator is saying no IHT will be due. Thanks in advance for your advice.

As you will be way under the value that IHT would start kicking in this should be fine. I would declare the heist valuation to minimise the chance of getting caught with a CGT liability.1
