I noticed these last couple of weeks my house which has a north facing wall particularly around one window it’s getting damp but also to a smaller degree on the another window. It seems to be down one side starting at the top..
I took some photographs inside and out and it looks like the frame sealant needs replacing. I’m just looking for some advice based on these pictures. Do you think I need to re-point the edge of the bricks and fill the cavity with cement or just get plenty of frame sealant in there.?
sides look okay, but the tops look atrocious. Would you reseal the whole frame? Would you remove the old frame sealant First
would you use a more expensive product like CT1 or just a regular external frame sealant?

also what are those black areas on the bottoms of the window ledges caused by?
Thanks for any advice

Sorry, I can’t give advice, but it looks like the window was fitted in a hurry and with cheap materials that aren’t suitable for wet weather. The plaster around the frame inside the room also needs to be redone. Poorly fitted windows can sometimes hide bad workmanship, and plastic battens are often used to cover gaps or holes in the plasterwork around the frame.About the black areas on the wall-It could be water ingress over time.Is this a bathroom?Does it have a boiler installed in the room?Do you live in urban area, with high traffic zone?0
