    Bugbear of mine - the Street View link doesn't take you to right outside the house (which it could if the EA was bothered), you need to go hunting for it.

    I suspect the problem is the neighbours.

    I agree with user1977 re the neighbours.   How much traffic does that create?

    Difficult to see a price comparison on Rightmove but is the price for yours similar to other similar properties in slightly different locations?

    Gut feeling is that if people are clicking through but then not viewing is that it's just not striking the balance of being worth the money for what it is.
    I wonder if part of the problem is that it's a bit out-on-a-limb in its location in terms of there not being many other properties for people to gauge value against?

    Decor may not be to many tastes.
    Some rooms are a bit odd (dining room)
    Gym not to everybody's taste.
    Outside wood finish.
    Like above. Right next to haulage co Big down side.

  • Im thankful for your responses so far, in trying to respond as best as to questions put forward:
    The lorry yard actually is relatively quiet, lorries only come out really Monday morning and back Friday and it adds security, never been an issue in our 10 years, in fact quite the contrary generally gives a quieter feel, however getting this across via a sales platform is rather difficult!

    Unfortunately its difficult to offer a comparative property due to semi-rural location. Our estate agent did a full comparison in the local area of similar properties to gauge price to those recently sold. 

    Any thoughts of how to allay concerns about the neighbours, felt it was best not mentioning in the rightmove listing, however it appears its clearly obvious once you poke around!

    I’m looking for advice to improve my traction on my Rightmove listing for £680,000. 

    So far, only 2 viewings despite good click numbers on right move; I was after an ernest take of improving the uptake of viewings and thus potential sale.

    Questions:

    1. How to make the listing more appealing?

    2. Suggestions on price or marketing strategy given low viewings?

    3. Any other tips to attract serious buyers?

    For all three the answer is drop the price, if there are other more serious issues buyers will pick these up at the survey stage, don`t worry about it until then.

    As you say very easy to find the RM listing.


    I think Prestons are only part of the problem and they are (and have been for many years) a pretty large operation. Sorry to say this but the house itself is far from ideal. Apart from the decor, the layout is peculiar and whereas with a period property this is to be expected, you can't get away with it on a more modern property.


    It is case of having to show/persuade potential buyers that despite its faults, they are getting a lot for their money. So you may find you have to do a drastic price reduction or wait patiently until a buyer comes along who falls in love with the property.

    For me, the listing is far too long.
    I'm not keen on the wood cladding as others have said too, it needs a bit more kerb appeal if you can, don't know what to suggest though.
    Also parts of your home looks unlived in - the single mattress (no bed base), the conservatory - two chairs for a house with 5 beds.  The red room - all the furniture pushed against the walls, doesn't look very homely sorry.

    One other thing that hasn't been mentioned: I found the photos to be a bit dark. They don't suggest somewhere warm and inviting I'd feel encouraged to even visit. 

    I should hold my hand up and say that there's more to it than that (we don't share the same decorating tastes and I'd be thinking about how much I'd need to change even though it looks well done, plus it's a bit too rural for me), but you might look at getting new photos to at least address the light issue – and possibly think of arranging the rooms along the lines of some of the suggestions above, even if just for the photos. 

    Edited to add: I'm also struggling to sell my house and one of the main issues seems to be location, so I feel your pain, WolfofPotto!
