Remortgage Issue

Hi, I’m going through my remortgage, the problem isn’t with the remortgage itself, it’s to do with my old solicitors who I purchased the house through they’ve put an application on the title of June this year without my knowledge as the land registry had put a restriction on the title, which they’ve then tried to remove but hasn’t happened for 4 months now I’m having to wait for this to be removed/expedited before I can continue with the remortgage which needs to complete by 1.1.26 or I’ll end up going on the variable rate.
my question is am I able to claim any sort of compensation if this delays my remortgage and I end up paying more than I should?

Are you re-mortgaging (asking for money more) or simply coming to the end of your current deal?0

Do you have the title number? You could message @Land_Registry on this forum who might be able to take a look at the restriction and whether there has been an application for it to be removed. Your solicitor could apply for the removal to be expedited and so dealt with quickly, though that depends on everything being in order.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. From the little we know, it could be that nobody has done anything amiss. So I suggest you come back here when you have more information.Carl2510 said:

You’d think they’d of atleast contact me to warn me that something needed changing, cause then I’d of had the opportunity to chase them on it to get it sorted.user1977 said:

You could do a product switch with your current lender. No need for conveyancing.

Considering it’s been Expedited it’s still taking forever to be sorted. Don’t think my old solicitor or Land Registry know the importance if it being sorted it can’t be a difficult thing to get sorted.penners324 said:You could do a product switch with your current lender. No need for conveyancing.
ive got less than 6 weeks left to sort remortgage they need to get a move on.It could be this might have to be the option but why should I settle for a higher rate when it’s nothing I’ve done wrong.0
