    I'd take a bit of a guess and say no. It's probably similar to my scenario in that the developers are long gone or don't care any more. Obviously you need to know, could be the old geezer three doors down, but would be amazed if they enforced a covenant from 60 years ago.. Think ours was originally something like Ideal Homes, but sold over the years and ended up as part of a bigger company. Either way, be bizarre if they started checking up on estates from that far back.

  • Hi, just thought to give a little update. 

    So I found out that the property next door sold for 12k less in September 2025. So with this and all the issues highlighted previously I asked for a 22k price reduction.  
    The vendor turned this down and said the max they will reduce is by 10k. 

    I have now been left to decide how I want to proceed.
    I am tempted to ask the vendor to up the reduction to 12k or 13k. 
    Is it worth it ? 
    Any negotiators in the building who can help?

    I get the sense that the agent is very invested in his commission and keeps threatening that the vendor might as well do the repairs and re-list it.

    The agent could always reduce their commission, if they were that keen. 

    The vendor could do the repairs and re-list but that would take time and maybe they don’t want the hassle and want to move sooner rather than alter.

    Question for you is whether you would be upset if you walked away now, if you can afford any repairs that you feel you need to do straight away you may think it’s worth paying 12k more than someone did in September. A September completion would be a purchase from earlier in the year, so there will have been some movement in prices and no two properties are ever identical.
