EA visit for Valuation, when/who gets HIPS? What happens next, some advice please

Happy New Year to you all.

If you know my history apologies for repeating it.

Mum is evicting us which she has to do through the court and as we have nowhere else to go (nowhere around here that is available or affordable) we are waiting for council to house us. She has issued S21 and this runs out on 2nd Feb and then she applies to the court (how long will it take to get into court? And then I am assuming they give us 3 weels to get out?) But for now we are still here and could assumed to be so until the end of Feb at least as the docotors have not looked at our notes at the council.

The EA has just called to say they were coming tomorrow to take pictures, I have put them off untl Wednesday as the decorations are still out and that but I am a bit worried about what is expected of me. Is there anything I need to do? They have insisted they come around when the kids are not here (nice!) I can't get the house gleaming and spotless in that time asmy son has MH Issues and we have holes to fill etc... we was starting this this weekend but hardly seems a point if they are taking pictures of it BEFORE it was fixed and I've told mum this. Am I supposed to have the kids toys out and stuff (we have nowhere else to put them), I don't know what I need to do.

Does the EA do the HIPS Pack or do we have to do it as we are still here and know all the ins and outs of the house? Mum has not been here for years so does that mean as tenants we have to pay for it as we are the ones still here? I know my mum does not have the money to pay for one (yes really, she has not thought this through at all but I'll let her get to that point!!) so will the EA do that and take it off the cost when the house sells? What if it sells through someone else in the end, I guess this is not a viable option so she will have to get people in. Am I right in assuming that on top of paying for the HIPS pack she has to pay for people to evaluate the house?

Quite frankly I am a bit peed off that she does this the week after New Year as we have all been sick as well but is any time a good time? Should I be the one having to be in and making arrangements to show people around as we are the ones being evicted? Should I tell the EA what the score is (that we have to wait for courts to give us an eviction date) or should that be down to mum, she clearly has not told them. I don't want to have to wait in and around to show people around but is it my duty to as I know it is going to be "expected" of me. Please can someone tell me what happens now, I know it sounds dim but I've not had experience of this before and I don;t know what to do or what is expected of me. I don't want to put my own council application in jeopardy by trying to get people in a house that we have to get out of.

Oh and surely mum should have the HIPS pack together before she starts inviting EA round to 'take pictures', I assume they do not do this kind of thing for free and surely she sould tell them she does not have the HIPS together or the money to do it.
