I'm waiting for the Conveyoncer to do their bit

Hi guys,

I've completed the online portal with information etc and I'm waiting on the Conveyoncer to do their bit.

ive received the memorandum of sale from the estate agent. What else do I need to do?

I haven't done a full mortgage application at all, brokers and estate agents have asked for screenshots of proof of funds/deposit etc.

ive paid the Conveyancer €600 to do the opening file and searches on the property like drainage, sewers etc. Where do I stand?

does everyone need a full mortgage application?

the online portal is quite heavy with information and I've done my bit. It's now for the Conveyoncer.

    Have you had an offer accepted on a property?

    If so it's the conveyancer's job to keep you informed on process. If you are using a mortgage then i would expect you to be putting a full.application in you have had an offer accepted. 

    If you haven't had an offer accepted then nothing really needs to happen until you do.

    An estate agent has appointed a Conveyoncer but nothing in the process about a full mortgage application. Is that required? The fact the Conveyoncer seemed pretty rigid/busy and I've send those of documents on the portal, which I and he needs to complete. The house owners have accepted my offer. no word of a full mortgage application from anyone

    :memorandum of sale was sent to me by the estate agent. It does have the sellers names, my name and conveyancer name. (I guess they recommend me a conveyancer and I just went with it.

    someone said if I've paid for the searches and opening fee everything's fine.

    Yes I have and the estate agent also sent me that copy of them accepted 320k because of divorce. Due to complete on the memorandum 12/12/2025

    Do you actually need a mortgage?
    If so you need to apply for one. 
    If you do not need a mortgage, then obviously you do not need to apply for one.

    By the way, you appoint the conveyancer, not the estate agent .
    They may suggest one that you could use, where they will get a kickback from them.
    Usually it is recommended to look for a more independent conveyancer but it’s probably too late for that now.

    If you need a mortgage then yes, you need to do a full mortgage application. Do you have a decision in principle? 

    I bought earlier this year and the solicitor’s app was incredibly helpful. It had a checklist of what needed doing and, crucially, what I needed to do. That should keep you on track.
