Listed building survey

Hello fellow forumites
I’ve recently put in an offer on a 2 bed Grade 2 listed detached property in Cheshire . Does anybody have a rough idea as to the cost of a listed building structural survey ? And as a long shot - anybody know any decent surveyors that specialise in listed buildings in NW ? ! Many thanks

    I don't know of any in your area, but they are not cheap. Probably into 4 figures. 
    Have you checked the rebuild cost of a listed building which can push the insurance cost into the thousands?

    Depends how rich you are. The problem with a Listed building is that if it needs a Total rebuild it has to be done with all the traditional methods and materials. For example, a cottage that is on the market for half a million might easily cost 1.5 million to rebuild. This pushes the cost of the home insurance up to incredible amounts. It's got to the point now where listed buildings, especially ones with a thatched roof can be really difficult to sell. 
    This is apart from all the other issues that go with them. Estate agents market them being listed as if it's a really desirable feature.

    Other than calculating the rebuild value and pointing out previous alterations which might have needed consent, I'm not sure what would be different about the survey?

    I think they are mainly the same as a normal Level 3 survey, with a few added extra points checked and a few more Pounds on the price of course.

    I had a listed grade II and employed my local RCIS surveyor who did a great job.  My station was 264 sq m and he charged me £1200.  
    £216 saved 24 October 2014
