  • Quick update, the agent has now reduced it for the 4th time, now it's down to £160,000.

    At this price point I think the price outweighs the negatives, at least for me anyway. 

    I made an offer of £130,000 when the price was £180,000 and the agent didn't even respond to me haha, maybe he thought I was joking or something. 

    I might offer £155,000 take it or leave it final offer.

    If you thought it was worth 130k relatively recently I don`t think offering more in an obviously falling market is a great idea. How much other interest do they have?
    Well my £130,000 offer was meant to be the floor price, definitely wasn't expecting it to get accepted. In my mind I was expecting to negotiating up to £150,000 - £155,000. 

    Well when I originally went to view it the agent said someone came to view it yesterday and another person is viewing it tomorrow, hard to know if that's the truth. 

    I just went to view it again today to make sure it's something I can see myself living in long term and he said we've received an offer on it today so there is increased interest. 

    I'm dubious but at the end of the day I don't care what other people think, as long as I can envision myself living there long term.

    Definitely dont be swayed by an estate agent, their jib is literally to get the best price to give them the best commission. 

    If you offered £130k go back with £140k and see if a conversation starts.

    You can always go in with a list of 'Proper' 2 bed flats and show what you can get more sq ft for. Then leave your number and stay you remain interested but not at £160k
