Scotland 4 Weeks to Entry - is this Realistic ?

I had a really lucky break yesterday touring around Estate Agents looking for a Flat in Scotland.

One I went into had a lovely 2 Bedroom Flat come back for sale as the previous buyers Mortgage had fallen through.

30 Minutes later I was viewing the property which was listed at offers over £116000 with a Homebuyer Report Value of £118000.

The money for my Pension Lump Sums had come though on Monday so I was in position to make a Cash Offer. I asked the Agent to make an offer of £115000 which the Seller accepted for quick entry.

At this stage I didn't have a Solicitor which is required to make a "Note of Interest" or put in an offer. I used a conveyancing comparison site to obtain quotes online. This Morning as I was trying to get through to one of them one of the others rang and offered to Act for me.

I didn't realise you could bypass the Note of Interest stage and go straight to making an offer. She did this at 11am and it was accepted at 4pm. Entry is scheduled for 4 weeks time do people feel this is achievable? I'm not in a rush so don't mind.

As a bonus the home report was all 1's ( nothing needs attention)

I feel I have been really lucky being the beneficiary of a seller suffering last minute angst as a prospective buyer was unable to secure a mortgage and opting for a dead cert. There is no chain involved.

So to surmise got the money Monday, viewed Tuesday and made an offer that was accepted Wednesday. Is this a world record ?

    Fairly normal for Scotland. My parents’ house sale took 22 days from going on the market to handing over the keys.

    Was that with no mortgages or chains involved ?

    Four weeks is tight but absolutely doable in Scotland, especially for a cash purchase with no chain. As long as your solicitor starts the missives immediately, it can complete within that timeframe.

    Hardly anyone gets their own survey. I don't see the point unless there's something in particular causing you suspicion.

    Definitely a mortgage on the buyers side. Chains are less of a problem in Scotland because of the difference in contract law.

    Normal in Scotland if both parties are agreeable. 

    When I viewed my current house the seller already had an entry date for his purchase of in 4 weeks time.
