Dormer costs?

Has anyone recently had a two sided dormer put in, and if so, how much did it cost? (I have searched but all threads are years old). I'm house hunting (given up on the house with terrible stairs) and have found a nice property but it would need a dormer adding. It has rooms in the roof and proper stairs, so not a full loft conversion.

We had a dormer built last year. Our loft hadn't been converted previously so was a full conversion. Ours cost just over £40k. That gave us a large bedroom and ensuite. The bedroom is a very good size and the bathroom is bigger than the main house bathroom. If we ever sell the house, we could market it as a master suite.
The dormer is only on the back of the house as planning permission would have been needed if we wanted one on the front too. The price didn't include the bathroom suite and fitting as I have done that myself.
Depending how old the current loft conversion is, it may not make much difference to the price as everything will have to be brought up to current building regs. including a protected escape route and fire doors throughout etc.1 -
We are looking at side and back to get it under permitted development too. Thanks for your inputrob7475 said:We had a dormer built last year. Maybe I am misunderstanding, but are you saying you got a full loft conversion done, with dormer , for only £40K ?rob7475 said:We had a dormer built last year. I was recently quoted in the region of £60k to put a full width dormer on the back of my bungalow property. There is already a stair to the landing area and a bedroom and bathroom room on one side so it's literally just adding the box on. I thought it was a bit dear to be honest so just reroofed it with a couple of extra Velux Windows put in. I am in the process of insulating it and then plaster boarding it out to make it more usable. It won't be classed as a room though but it will be usable.0

Yes. The £40k covered the building costs. I had another couple of grand on top for architect fees and building control.Albermarle said:

The cost didn't include fitting the bathroom though as I did that myself. That price got me to a plastered finish with electrics etc.
I did get another quote for comparison which came in at £55k. The builders I used are friends though and just work for themselves with little overheads.1 -
