Any guidance please.
My wife and I moved into our new house in December 2024 and naively didn’t do much digging on the neighbour, we purchased from a friend who neglected to tell us how bad they actually are, but the past is the past and I won’t share the details.
I’m keen to try and now sale the property and move out, as we can’t really go on like this anymore, we all make mistakes and I’d really appreciate any experience or guidance from anyone who’s experienced this situation before. Talking with them and explaining the situation won’t help and would probably make it much worse and only ramp up their activities.
If you are, were ever in this position, what steps would you advise please ?

Not much of a friend, if he / she sold a house to you under false pretences.
I'd always advise to sell immediately in those circumstances. Don't be tempted to interact with your neighbour because if you do, you'll likely have to declare a dispute, making your house far more difficult to sell and reducing the price if and when it does sell.

Just be aware that if you start any kind of formal action against a neighbour then you would be obliged to report this fact in the disclosures document you have to complete when selling.0 -
