I was wondering if anyone could offer me some advice. My daughter has just moved into a rental property with a few friends, they are uni students. One week in and there are rats in the property. the landlord cam out and has since just filled the holes with wire wool. What I want to know is, what rights do they have? Their contract is for 12 months with no break clause in it! He has made no attempt to come back to find the source of entry into the property nor has he filled the holes with a more permanent fixing.
What can they do? I am concerned from a health point of view. Any advice welcome. thanks

Which country (eg Wales, NI???). Different countries different laws - eg Scotland has "repairing standard" which gives possibly strongest protections for tenants.
Talk to council who might help/explain your rights, and/or talk to citizens advice & shelter (different Shelters for different countries.
Sure they were rats?? I had tenant 'phone upp late evening complaining of rates in ceiling voids. Turned out to be shrews, disturbed by nearby building works. I (of course) immediately arranged vermin company to visit at my expense and fix.0 -
Based in NI. Yes, rats as the girls have pictures of them on their phone on the landing of the flat.0
