Am I entitled l?



Am I entitled to feel hard done by? Next week it will be four months since my offer was accepted on a house. Most of the time since has been spent waiting for conveyancing. I’m not in a chain because  I’m renting. The sellers have a new build that is ready to move into, the company who’ve sold it to them are even getting impatient as to how long it’s taking for this sale to go through. I’ve never been able to speak to my solicitor directly just emails. And phone calls to receptions/ secretaries. One email took a whole month to get a reply to. Just feeling really frustrated now and getting an idea from the estate agent how the sellers are feeling really impatient too. Why is it taking so long?

    You are in a chain. The chain is with your seller and the builder of the new build they are buying. New builds are notorious for delays, I suspect that is what is causing your delay.

    Is the property you are buying a Leasehold?  Four plus months would not be unusual if that is the case.

    It is not leasehold it is freehold. It is 7 years old. 

    The hold up with my solicitors. The other side are ready to proceed. Last week I got an email from my solicitor saying they’ve just sent out six more enquiries to the other side. At nearly four months in and we are still asking for enquiries? Could all these be sent out initially

    Many people shop around for conveyancing and pick the cheapest. Many firms offer a premium service for a little bit of extra cost and is, in my opinion, always worth it.

    Many people shop around for conveyancing and pick the cheapest.
    I blame the websites obsessed with moneysaving….

    You can still change conveyancers. But I'd chase them relentlessly first. Ring them and demand you speak to your solicitor. That's what you pay him / her for. Ask what enquiries they're making, because most of them are likely a waste of time.

    I received one a couple of weeks back, passed through my own solicitor, explaining at length about my buyer needing indemnity insurance in case of restricted access to the private road at the rear, and including forms about such insurance that I must fill in and return. Except the road is an adopted road. Not only had I told them twice, I confirmed it within literally 30 seconds by going onto the council adopted roads map and typing in my postcode.

    And the best thing is, at the end of the day, we pay for this timewasting and general imbecility.

    Like when we had to employ lawyers for probate (long story) and the LE was thrilled when they found a penny insurance policy taken shortly after WW2, current value almost nothing.

    Told them to stop and get probate sorted pronto. They work for you. Not their fees.

    Well the EA called me during the week asking if the latest list of enquiries sent were from me myself as the sellers and the sellers solicitors though they were unnecessary. All I could say is I’m not legally trained and I put my faith in the solicitor. 
    I thought if anything was unnecessary they’d  just leave and finish up and get on with their other cases and stop me ringing up and emailing
