£3000 for Conveyance fees is this high ?

Hi all we are purchasing a 2 bed flat leasehold for under 150 000 and the fees are 3000 including 350 stamp duty. Do you think this is high? It is a probate property thank you

If that is including SDLT, does it also include VAT, Land Registry fees, search costs and so on? How much of it is the actual legal fee?2

Yes that does sound very high. Is it a listed building, in a conservation areas....or is there something which means the solicitors need to do more than the average amount of work?0

We paid about £2100 all in for a £140k 2 bed flat, with no SDLT involved. Was a reasonable price compared with some other quotes we got.0

Family member recently paid £1800 ( inc VAT) no SDLT for a freehold house worth just under £600K.
A couple of other quotes were in the £2200 to £2500 region ( some never bothered to quote)
I presume leaseholds mean more work for the conveyancer.
The house was in SE England, but the solicitors were in Manchester, hence the cheaper price I guess.
They were very efficient and responded quickly to all queries.0 -

You can get cheaper, absolutely certainly. But for someone decent, who hasn't taken on too much work, it's not a stupid amount of money.0

There is a good chance that the fee may also include costs for dealing with Building Safety Act '22 which will bump things up. The fee does seem high, but you haven't given any details as to how they reached that figure so it's difficult to comment.
There was a thread on here yesterday regarding fees of £2650 ish and you can see from the OP's post what they have been charged for the various aspects of the transaction. I didn't think the fee was outrageously high to be honest. Leasehold transactions are always higher than freehold transactions because these can be complicated.

Bizarrely it's almost exactly the same price as another recent leasehold purchase on this forum. (https://forums.moneysavingexpert.com/discussion/comment/81647820 ).
I personally think the price isn't crazy, considering it's leasehold.
A lot also depends on where you are, what is required, etc.Know what you don't0
