Hi - currently getting estimates for building work - refurb of loft conversion, new dormer window and replacing roof tiles. Estimate work will be £90K-£120K. The work might start later this autumn and be around 10 weeks.
Our current building and content insurer has said our policy would be void if the cost of work is over £75K and we would need to cancel our policy if we proceed with the work.
We might plan further building work (maybe around £80K) in the spring for a small extension and wall knock through.
Where can we get building and content insurance that will cover our property whilst building work is going on?
We're not after cover for the building work itself I don't think (the builder has their own insurance). I guess I'm just after 'standard' building and contents insurance with someone who won't just say "your policy is void" with that value of work going on.

What is the rebuild value of the property presently? Some high tier insurers set the maximum building works as a proportion of the value. Hiscox will cover up to £250,000 of renovations and extensions on their standard policy and have a higher limit on a specialist policy. Saga tend to be relatively forgiving too if you are old enough to buy from them.

Will you be living in the property during the works?

You can get renovations home insurance that is explicitly for covering the home during building works. Most are sold via intermediaries rather than directly by insurers and a fair few you have probably never heard of but you may well have heard of the insurer providing the backing to the policy.

    Thanks.
Rebuild value is £477K. We'll be living in the property during the work.
