Fixed Term Tenancy

I need to move to a bungalow due to health issues and I have submitted a GP letter to the estate agents. I am now being told because I renewed on 17th August 2025 that I will have to pay rent and bills till a new tenant is found, is there anything else I can do?

    If you just signed a new fixed term agreement then you will be bound by this. It sounds like your landlord is trying to help by allowing you to break the tenancy once a new tenant has been sorted. How long is your new fixed term?

    why did you renew just 3 weeks ago? 
    If you sign a contract then yes you have to abide by that, which means rent for the whole fixed term. What you can request is exactly what the LL is offering, ie rent + bills until a new tenant is found, plus potentially reletting costs (eg advertising, referencing, etc).

    Just wait for the new Renters Rights Bill to become law, it will happen very soon and you can give notice then as all tenancies will become periodic. 
    Mr Generous - Landlord for more than 10 years. Generous? - Possibly but sarcastic more likely.

    Just wait for the new Renters Rights Bill to become law, it will happen very soon and you can give notice then as all tenancies will become periodic. 
    Even if it receives Royal Assent, there is no implementation date for that part of the Bill written into it. So it is not yet known when it will actually come into force.
