Pink shaded part in land registry what does it mean

We are in the process of buying a property with a view to renovate and extend
Came across a link shaded area on the registry and even after having paid for downloading those documents can't understand any conenants any suggestions please?

Is there not a line in the text of the title register explaining the significance? i.e. some obligation relating to the shaded area. A covenant. The name of the colour in the text might not quite match how it appears on the plan.

The following are details of the covenants contained in the Conveyance dated 4 February 1873 referred to in the Charges Register:- The said John Robinson Whitley doth for himself his heirs executors administrators and assigns HEREBY COVENANT with the said William James Armitage William Fison and Walter Nicholson their heirs and assigns that no buildings or erections except private dwellinghouses with the necessary outbuildings thereto respectively shall be erected on the said closes pieces or parcels of land hereinbefore described and expressed to be hereby granted or any of them or any part thereof without the written permission of the said William James Armitage William Fison and Walter Nicholson their heirs or assigns AND that the said John Robinson Whitley his heirs or assigns will make and maintain the fence or fences on the North and East sides of the said hereditaments AND THAT the external walls of all buildings which may be erected upon the same closes pieces or parcels of land or any of them or any part thereof shall be of stone and the cost of any dwellinghouse which may be erected on the same closes piece or parcels of land or any of them exclusive of lodges stables and other necessary outbuildings shall not be less than Four hundred pounds AND THAT no bricks or tiles shall be made or burnt or any noisy or offensive trade carried on in the same closes pieces or parcels of land or any of them or any part thereof and that no fence wall shall hereafter be erected on the said hereditaments adjoining any existing or proposed road which shall exceed four feet in height above the surface of the adjoining ground without the written permission of the said William James Armitage William Fison and Walter Nicholson their heirs or assigns NOTE: The Eastern and Northern boundaries referred to do not affect the land in this title. 5 The following are details of the covenants contained in the Conveyance dated 19 August 1969 referred to in the Charges Register:- "FOR the benefit and protection of the Vendor's retained land or any part thereof and so as to bind so far as may be the land hereby conveyed and every part thereof into whosesoever hands the same may come the Purchasers hereby further covenants with the Vendor that the Purchaser and those deriving title under it will not develop or permit to be developed the land hereby conveyed by the erection thereon of more than sixty-six dwellings". NOTE: The Vendor's retained land lies to the North of the land in this title0 -

No and the convenant is saying about 66 houses not be built
It's only a small garden!

With that dividing line there - I suspect that originally there were 2 plots of land, and the pink part has some older convenants that don't apply to the rest of the property. A bit like the example here...But surely these older covenants should be referred to in the current title register?0

But the shaded portion covers only part of the property so its a bit confusing0

Is there anything in another part of the title register, where it describes the property (rather than the covenants)?1

does it mean transfer of land happened in 1973 with some convenants and we may have to chase solicitors to chase archived copy0
