Hi everyone,

I'm a landlord trying to decide on the best path forward for my property. I'm not getting an accurate picture from the usual online valuation tools, so I'm looking for a more in-depth analysis.

Specifically, I'm hoping to find a firm that can provide a "side-by-side: realistic net rent vs. net sale proceeds after fees and CGT" report. This would be a huge help in comparing the long-term financial reality of renting versus the immediate proceeds of a sale.

Has anyone used a service like this or can recommend a firm that provides this type of detailed, comparative financial analysis for landlords?

    Just post some figures on here. Someone will want to get their teeth into them.

    for CGT we need to know price and date of purchase, current value, whether you lived in it as your main home for any time, whether it’s held in joint names or just you.

    for rent, look for similar properties on Rightmove

    I've already done my own calculations on PRR, CGT, and CPI depreciation, but I need a professional to verify them and create a proper side-by-side comparison.  It's too complex for a simple analysis.

    I'm looking for a professional who can provide a detailed comparison of net rent vs. net sale proceeds, including the tax implications like CGT. Is there a professional who specialises in this? An accountant, a tax advisor, or an investment advisor?
