EICR Certification when selling a buy-to-let property

Good afternoon,

I am currently in the process of selling my buy-to-let property after my long-term tenants (since 2017) moved out in April 2025. The buyer's solicitor has sent my solicitor a series of questions one of which is to share an EICR certificate. I had an electrician recently do the various checks and the EICR has some back as a fail or unsatisfactory. I haven't shared the result yet as I'm not sure what to do as I'm concerned the result could frighten off the buyer. The property has the gas safety all checked and passed.

One option is I simply get the electrical work done (upwards of £1500) and then produce the certificate showing a pass/satisfactory rating. 

Could anyone provide any insights on what I should do?

    Get it done - if you give them an unsatisfactory report then a buyer might be thinking -"what else is there?"

    It was presumably satisfactory up until April 2025.  What has suddenly gone wrong to cause £1500 of work?
    Is this your usual electrician or someone fishing for work?
