Good Evening!
Hopefully will have some views on this, I currently own another properry. We moved out of it 2 years ago and it’s been a rental property in the mean time and we’ve been renting while we tried to find somewhere else to buy. We relocated from one side of England to the other.
We’ve now had an offer accepted on a house and I’m curious what stamp duty we will pay. As different calculates give different amounts.

As we are replacing are main residence, I was under the impression that the higher rate does not apply. Any thoughts?

The higher rate will apply as you are going from owning one property to two. You say we are you married?1

If you are not married/ civil partnership and your previous home was in your name only, your partner could buy the new place in their name alone.
