Instant cash sale house

Hi, 
I'm looking into various things at the moment, and Im wanting to try getting a couple of offers,  with no strings attached, to buy my house outright, rather than going down the usual estate agents route etc.  I do have genuine reasons for even considering it,  and need to get some idea of the difference in valuations etc. to decide what's best.   Or if it's just a total no go.     
Can anyone recommend any such companies, who don't constantly harass you after they've given you an offer, and aren't cowboys  !!!??

    No one will recommend any of these companies and quotes are generally useless anyway as they will all reduce their price before exchange anyway. 

    Create a temporary email address etc so you can just ignore them when you dont want to deal with them any more.

    Bear in mind their business model is that they'll just instantly be remarketing the property and seeking to make a profit after all their costs, so the price they'll offer you will be massively below any normal market price to make sure they get a cut.

    You're best just to market in the conventional way at an attractive price.

    'Quick sale' is a misnomer.  The only reduction in time is the agent sign up and marketing period.  Offer, acceptance, paperwork, conveyancing, exchange and completion will likely be no quicker.  So get it on the market asap and you will get more for your money.

    Are you sure you are thinking of the same companies @daveyjp? Most of these cash buyer services dont do full conveyancing and complete within a month, most claim to be under a fortnight which is vastly quicker than the normal conveyancing process. 

    When buying so far below market value they can afford to take some risks.

    There seem to have been a spate of threads talking about these dubious 'cash sale' companies recently...

    I'm not sure if they are just advertising a lot more heavily, or if there are increasing numbers of people wanting a quick/easy sale, or if anyone thinks there is a greater level of urgency/desperation around (hellooooo @ReadySteadyPop , I'm looking at you...)

    If you want to sell for 70-80% of the market value, there are loads of people who will pay that if they think they can flip the house and make a profit. I'm not sure what's in it for you?

    Oh, before I forget, if you do want to sell for 70-80%, please send me a DM.

    No. 

    Quickest way to sell is traditional auction and you have some control at least (setting your reserve price and any special conditions of sale) - exchange happens when the hammer falls and completion is usually 4 weeks later, but you will have to be prepared to take a price that's significantly less than full market value (unless you are lucky on the auction day, some places sell for as much or more as they'd make through an agent). 

    The risk of selling via an agent (even at a 'bargain' price to get a quick sale) is the usual stuff of 'cash buyers' turning out to actually getting a mortgage, the timescales of the solicitors and usual checks, issues on survey, buyers change of circumstances leading to them pulling out etc. etc. 

    So, if you can take a hit and want to sell for sure, go auction, otherwise go via an EA (and maybe say you will only agree sales to cash or chain free buyers) and keep your fingers crossed!
