My vendor wouldn't budge and I knew this was the house for me so I offered the full asking price. But if it's just 'a house' and you don't really want to offer more, then stick to your guns for a while. im currently offering 215 on a house on for 230k, I think like the last person said it depends on how much you want it, With this particular house I would definately want it but only at the right price and im willing to wait.
I also offered 235k on a house which was 250k (couldnt borrow anymore at the rate we wanted) but the house sold for the full asking price and I was gutted!!0 -
Me and my girlfriend are just in the process of buying our first home (we have rented for 3 years) - we had to put down a 15% deposit, plus fees - it has cost us just over £20,000 altogether. That is on a £92,000 house - fantastic little find.
I would highly recommend using an independant mortgage advisor - and checking your credit score, make sure any debts (if any) are up to date with payments etc.0 -

get a bit of background on the vendor first
- is it chain free ?
- are they purchasing a house linked to the sale ?
- why are they moving ?
- how long has the property been on the market ?
all this will give you an idea how desperate they may be to sell,
depending on the part of the country and area I thing asking price is a but unrealistic.
as mentioned depends on bady you want the house ?.
also how long have you been looking, when I first started looking I got over excited and use to like nearly every house I viewed. After a while I realised what I was after then it took me two years to put an offer in :eek: .
due to exchange next week so fingers crossed it all goes well.0
