House I was buying back on market

So I was buying a house in May they pulled out in last week before entry date so I had to pull mine off market and left with legal costs. Anyway I found out tonight that seller has relisted with another agent 8 weeks later. Why wouldn’t they wait for us? Sell it off market or something. Our offer was £25k over home report in Scotland. I found a this very poor our solicitor said at the time they were no longer moving due to a delay in new build and defo wouldn’t sell the house in future.

    Was your house sold? Was buying it subject to selling yours? 
    If you didn't have a buyer, maybe they wanted someone who was proceedable.

    Why don't you contact them and ask if you can still purchase it?

    My house sold. I had to take my house off market and let my buyer down as I couldn’t find anywhere to rent with a weeks notice

    I doubt I would still purchase after I sold every piece of furniture I had to move and I had to buy it all back.

    Yes I mean how is it legal I was told they wouldn’t cover my lost legal costs yet they can relist weeks later with a new agent?

    Depends on which variety of shenanigans! Gazumping/gazundering is much less likely to happen because solicitors aren't allowed to facilitate it. Generally, the process happens at a faster pace than in England, so there's less opportunity for people to get cold feet or to have changed circumstances. Home Reports mean buyers can see the survey etc before they even view. And generally everybody is lawyered-up from day one (e.g. you don't wait for a draft contract, because the offer is the draft contract).

    But there's still a pre-contract phase during which people can change their mind, and generally people can't contract to buy before they have a contract to sell, etc. And still plenty of potential for things to still be up in the air by completion day.

    The seller may also be liable for the buyer's costs. Relisting the property after withdrawing from a sale, especially if done without notifying the buyer, can create legal complications and could be seen as an attempt to leverage a better deal. 

    While sellers can relist a property, doing so after pulling out of a sale, especially without informing the buyer, can be problematic. It can be seen as a breach of good faith and could lead to legal action.

    That’s what Google says so I dropped my solicitor an email so say what they think.

    I lost a lot of legal fee and a home report and they refused may compensation so I feel after relisting so soon?

    AI is not very reliable, I’m afraid. It has misled you. 

    Are you expecting your solicitor to answer your question for nothing, or do you expect him to bill you for dealing with it?
