Ok, that sounds sensible, I can`t really see things getting any financially easier for most people in two years time.strawb_shortcake said:

From what im seeing nothing seems to be moving at all in this price range.
We are in no rush to sell so will see how it goes. Cant decide weather just leaving it on the market is damaging or if it would be worth taking it of before Christmas and going again in March.
I'm not seeing a huge amount moving to sold, but if you've marketed £50k under I would have thought you'd have had some enquiries in 10 days, but perhaps the SE market is more challenging.
We are in the SW, I understand Bristol is still quite buoyant, but where we are it's been really slow0 -
50k under only works if it is really undercutting previous sold prices, just tinkering with over ambitious asking prices doesn`t work now.strawb_shortcake said:

Yes, I don't really want to put all of my life on here, but in two years time we aren't quite so tied to the area and our options are much greater. We should in theory be better off financially further improving our options and choices.GDB2222 said:strawb_shortcake said:

Incorrect, £50k under only works if that's what it's *worth*. previous sold and asking prices are guidelines only.

Mine doesn't really have anything comparable in the local area, some have slightly more land but smaller houses that need updating and most houses around here are half the size. This house has never been on the market before.
In my my mind the only way to move it quickly would be to reduce it by the £455,000 to come under the 2 mark. However the EA suggests this isn't necessary0 -
7 weeks on the market now with basically no interest. Maybe people waiting for the budget?
All the estate agents have said the market above 2m isnt moving and hasnt been for a while. That makes you ask the question when will it start to move? Cant see anything positive happening in the next few years. Does that mean it just wont start moving? or does that really mean we have already had a housing price crash but no one is pricing with that in mind?

How long did those value houses take to sell say a year, 3yr or 10yrs ago? The market for £2.5m properties is going to be a completely different world to the market in general as it's about 5x the average price in London and the pool of people who can afford it is pretty small. For context I'm in the top 10% of Earners and couldn't morgtage to £500k.How does the price compare to similar properties? Are you listing with a prestige agency or a regular high street?0
