Hi Land Registry,
We need to update our house ownership with the Land Registry. It's currently registered in the names of Mum (since deceased) and my sister as Tenants in Common.
We need to register it as Tenants in Common between my sister and myself IN UNEQUAL SHARES (2/3 and 1/3). We have had a Declaration of Trust composed (specifying the unequal split) and signed etc by a solicitor but the Land Registry don't have it yet.
The property is mortgage free.
I believe we need to complete forms TR1, AP1 plus ID forms and send death certificate for Mum.
My questions please:
ON form TR1
1.At Q10 'Declaration of trust...' the transferees are myself and my sister. Do we complete the third box and write something afterwards? As the second box and wording referes to Tenants in common but in equal shares [and we have unequal shares]?
2. In Q12 Execution- my sister completes this using the given expected wording and gets it witnessed. Is that correct?
Any help greatly appreciated!

Panel 4: Your sister's name alone.
Panel 5: The names of your sister and you.
Panel 8: The middle option (not for money or money's worth) I expect.
Panel 10: The third option and write "in accordance with the terms of a declaration of trust [of the same date as this transfer]"
