S21 notice

We are selling our rental as it has been sold, and the new landlord wants it vacant, so we have issued a s21 notice giving 2 months notice

This has been served, but can the tenants still give 1 months notice, for instance if they have found somewhere else already?

Or is it a case that because the 21 notice has been served, that is it

The 6 month tenancy came to an end a few months ago, and now just in a rolling 1 month tenancy

    I think so, but why are you asking? You and the tenant can agree to surrender the tenancy any time you like - it's not as if anybody else is going to stop you.

    Might be worth waving any notice if they are happy to move out.
    Other wise you maybe stuck if they do not move. As you then have to go to court, hope that S21 is 100% correct & all your procedures are correct. Even then it can still take months to get them out.

    If they ask to move out early I would absolutely let them.  Trying to sell a property with a tenant is a nightmare in my experience.

    I currently have a tenanted property which I plan to sell. I will be making sure the tenants have moved out before putting the property on the market.

    The tenant can serve their own notice as stated in their agreement, they do not have to wait till the Sec 21 notice expires
