Friend installed downstairs loo in Edwardian house, essentially in the cupboard under the stairs.  Needed to use microbore piping and gets anxious about blockages. So far the only problem has been from  dental floss.

Argghhh, dental floss is plastic and should not be flushed down toilets!

I don’t even understand why anyone would think of doing that! Doesn’t everyone keep a bin in their bathroom?

I have to agree, my floss goes in the bin. Flushing it wouldn't even occur to me as a disposal method.

And even if there isn't a bin, why would you assume the toilet must be the bin?

My neighbour had a toilet installed under the stairs. Plumbing it in was difficult and it's rather cramped. I assume it contains a small basin but I can't recall.

Unless you have a classic car why the garage?

You could use a shed for storage anywhere within the garden.

A utilty plus shower room would be a useful addition to any home

If you were to build a garage with above then garage could be converted to 4th bedroom in future

We need a garage as my Husband has a couple of motorbikes, and it will act as more of workshop as he likes restoring motorbikes.

One house we'd discounted purely as there was no downstairs loo has just been reduced, on further look there's actually a stairlift - we need to look at more than just the floorplan!

Make sure the stairlift is included in the sale - most aren't.

Do you want a house with a stair lift? A downstairs loo will add value to a house as well as make it more comfortable to live in. You’ll feel the benefit of it every single day, not just by occasional visitors. A stairlift can be life-changing if it’s used every day by people living in the house. But if it’s only used by the occasional visitor, it’s a faff and will take up room. There will be some houses with a downstairs loo and there will be even more where one can relatively easily be fitted.
