@Land_Registry We tried to put house on market but EA said we would have to do probate for MIL. I think they are wrong as although house is registered in both deceased name MIL passed away 2021 and FIL this year They were joint owners so ownership passed to FIL thus no probate needed. for MIL. We have a Grant of Probate for FIL . The EA seems to be having problems with Land Registry and at one point said we needed to put in our name. Parents had mirror wills leaving to each other and then their children.21k savings no debt0

Thank you for reply dont know why EA wont market property until they can view Probate as it can take 14 days for the actual Grant of Probate to be available to download even though it already show on goverment website as being granted . Even though its been granted it takes 10 days for us to receive in post. We have sent them a copy of FIL will and provided both death certs. I thought they could market it before probate granted anyway. Even so will just have to wait for Grant of probate certificate as its been granted since the end of last week21k savings no debt0

Find a new EA ASAP. Or put in a formal complaint telling them to stop making up rules. And demand a new senior staff member with less imagination.If you've have not made a mistake, you've made nothing2

@Land_Registry Hey me again sorry, i have the house deeds and its also registered on Land Registry but says on them This is not an official copy. It does not take into account if there’s a pending application with HM Land Registry. If you need to prove property ownership, for example, for a court case, you’ll need to order an official copy of the register.

You don't need an official copy but your buyer/their conveyancer/their lender will as they need to see what the current version states and check that there is no pending application to update/change it
If you have the online copy and you know that there's no application to change/update it then that's all you need and you continue with the advice given re death cert/probate for example.
