What's my best option

First time posting but I could really use some advice.
Long story cut short but 13 years ago my father passed away and on going through his paperwork I found that a rogue solicitor had taken the deeds to the house under the pretence of registering with the Land registry.
Of course he never did this and ran away to Italy with all the money he had conned people out of.
So I put together a case and managed to register the property under a possessory title as follows 
Title possessory
1 proprietor. - Myself as administrator of my father 
2 I am registered as grantee of letter's of administration with the will of my late father
For the use of my mother.

I understand I can now as proprietor apply to upgrade title to absolute after 12 years 

My question is would it be better to apply to make my mother proprietor in case she has to cover care costs when she's older?

Or should I stay as proprietor and perhaps add my brother as joint proprietor?

New rules about inheritance tax etc are baffling 
Look forward to any advice you may give

    I think you need to speak with a solicitor.

    The obvious question is, was the house left to you or to your mother?

    From what you say, I suspect that it is currently in trust, in which case it would be very easy for you to make some extremely expensive mistakes.

    But she didn't feel able to deal with the Land registry at the time so I did it .
    Would be interesting to know the meaning of the proprietorship though

    Based on what you say, it appears that the property is owned by "the estate of dad" not by your self.

    And the beneficiary of the estate is mum but what exactly did dad leave her in his will, the house absolute or the right to reside?

    This is already messy and I think you need to find a good probate lawyer so you understand what needs to happen next.

    More importantly mum needs to understand and ensure that her will does what she wants going forward.
