    The OP is not talking about their home, so yes gifting a property can reduce IHT providing you keep breathing for 7 years after making the gift.

    Trying to get a low valuation from an estate agent to reduce the level of CGT may very well trigger a challenge from HMRC though.

    HMRC often refer taxpayers' CGT valuations to the District Valuer (part of HMRC which values property for central and some local government departments). So don't waste your time trying to get an artificially low valuation.
