    You say in your opener, 'and only pay 5% VAT as they recognise that it is a residents' association and not a business as such', but seem to be on a business standing charge.

    Low use business users do pay 5%

    £2,05 is very typical of a  daily standing charge.

    Many years ago I was Company Sec for a similar block and found one of the small suppliers -  I think it was Flow -  very competitive.

    Ring around - don't use a broker.
