Exchange Of Contracts Did Not Happen

My solicitor phoned me yesterday morning confirming that she has talked to the buyers solicitor and they have confirmed to exchange contracts in the afternoon and completion today. I sent my solicitor a email late in the evening yesterday to ask what had happened about exchange of contracts. I got a shocking response (The buyers solicitor never made contact as agreed to exchange contracts) my solicitor says she is going to chase the solicitors today.

I'm really worried because completion is supposed to be today and the buyers solicitors were the ones who fixed the date. My solicitor still has not come back to me yer it's really frustrating.

What can I do or my solicitor do?

    They can do what they’re doing. Let them do so. Nothing shocking has happened.

    Who chose the next day completion? Always an unnecessary risk and only a tiny bit better than same day. 

    There is nothing they can do other than chase. No exchange means no one is bound to do anything yet

    The buyers solicitors choose next day completion. And I agreed as the property Is vacant and there is no chain involved. I was really looking forward to it as well.

    Are you selling through an estate agent (who's paid on completion)?

    You might get a quicker response if you ask the estate agent to phone the buyer to ask what's happening. If the estate agent is able to reach the buyer by phone immediately, you might get a call back with an update within minutes.

    Or you could contact the buyer directly yourself, to ask them what's happening.


    (But bear in mind that some buyers will sometimes tell fibs, and estate agents might add some 'spin' when passing info back to you. But it might still be worth a try.)

    Having a friend that does conveyancing this is certainly true, many will blame the solicitor and most solicitors will take the stick when it's actually the client thats told them not to proceed yet or such.

    Lucky you. My solicitor had to try to exchange 3 times before finally succeeding.
