Served 21 Notice and keys going back 28th July

We were served a S21 on a property we rented and been there 10years. We have since rented another property and the keys are to be returned Monday 28th July as asked. I hadn’t heard anything in terms of check out/ Inspection. I contacted letting agent and I was told I would be contacted to arrange a time for check out. I today received an email informing hand keys back to agent at the alerting an agents. Then they check out/inventory person will collect from there and they will do the check out on Monday or Tuesday.
Are we not suppose to be present at this check out?

You probably should be or they might try to charge you for deep cleaning/window cleaning/ missing or broken items or whatever, had this once where the agent said their "cleaning team" had spent most of the day at our vacated property, but as we were there cleaning it most of the day we knew the "cleaning team" had never been there! We eventually got most of the deposit back but they rightly argued that the windows hadn`t been cleaned in a while and kept something back for that. Head of the cleaning team actually stood in the office in front of us and stuck to his story about being there and all the oven grease etc. they had to clean, shocking really. If you don`t care about the deposit just hand the keys back, not sure how successful agents actually are at pursuing ex-tenants for extra costs for "damages" etc.Kittenplump_2 said:We were served a S21 on a property we rented and been there 10years. Offer to hold onto the keys to meet the agent to do the checkout and see what they say. You don't *need* to be there, but there's less chance of you getting screwed over if you are there.
In either case, take lots of photos and videos of the condition of everything so you've got evidence should they claim damage or cleaning is required.3 -
We have left it to a really good standard and we have had the oven professionally cleaned. We have cleaned all the carpets etc too. My other half thinks we have gone above and beyond considering given 8 weeks notice and we vacated 3 weeks ago so we could move and do the house without too much stress . we after being very good tenants the last 10 years. I would like to be there so will say i will meet them there. I just presumed you have to be anyway .ReadySteadyPop said:

Don't forget that even if they try to take anything from your deposit, there is the concept that 'betterment' is not allowed.
Therefore, for example, as you've been there 10 years, if a carpet was new at the start, and there's a burn mark (which is beyond fair wear and tear), they are not entitled to claim the full cost of a replacement carpet. There are commonly-set periods for which items are expected to last. If a carpet's life is expected to be 12 years in usual conditions (I am making these figures up), then there would be a deduction of 10/12 from the new cost so that the landlord is not put in a better place than the time period would indicate.1 -
And in a real life instance on MSE when someone burned a newish carpet with an iron, near a plug socket, the scheme awarded the LL £80.If you've have not made a mistake, you've made nothing1

It’s not usual for tenants to be present during check-out as it usually occurs after the tenancy has ended. If you aren't going to be present - make sure you take plenty of photographs of how you've left it, including any receipts for any cleans etc for your own records.
This will help you in any deposit disputes should the letting agent want to take an unrealistic amount of costings and you want to fight it.1
