Where are all the sellers?

Options
Just a moan - we completed on our house a couple of weeks ago and now we are housesitting for friends. In the meantime, we have signed up to rightmove alerts, let local agents know we are looking. Unfortunately nothing that suits seems to be coming on the market. We've cast our net wide in terms of area and have a decent cash budget for the area.

What's going on and what more can we do?

Summer time and people busy with kids off school and going on holidays.  Things will rev up in a few weeks.

  • Summer is the lull in listing... peak time is after Christmas/New year (peaking usually around February-March as people take time to to clean and do little repairs).

There might be a slight lift after the summer holiday in the 'can we get moved before xmas' rush.

    Hmmm....

"....biggest property portal has cut its price forecasts for the year in half, downgrading its property price predictions for 2025 from 4 per cent growth to just 2 per cent.
    ...
A glut of homes on the market is predominantly the cause, according to Rightmove.
It says the number of homes for sale remains at a 10 year high with an over-supply keeping a lid on prices, compounded by the start of the traditional summer holiday season.
Separate figures from Zoopla showed there were 37 homes for sale per estate agent branch in June on average across the country.
That number is up from 31 at the start of 2025 with the number of homes per estate agent rising every month so far this year."

You coud try leafletting streets that yo are interested in and where sold prices match your budget.
If you are looking more broadly then a prominent plea in a newsagents window might draw interest.

Interesting, definitely seems to be more people trying to sell now than there are buyers willing/able to pay the asking prices. More supply is always a positive though.

@Combenew I feel your pain! We have been house-hunting for 6 months now, previous house sold, money burning a metaphorical hole in the pocket.

We’re pretty flexible, cash buyers, ready to move, but utterly frustrated by the market in the area we’re looking at. Lots of sellers unwilling to negotiate despite a falling market and so many properties with additional issues. Very few new properties coming up for sale.

I hope you find what you want soon.
