A flying freehold with the correct rights and covenants would likely be better (although potentially more complex on future sales) than a full freehold where you become responsible for maintaining the access way to the parking area. You'd need to ask what they would be selling to you so you could decide whether you are happy with the proposal. But buying the freehold would also mean changing the arrangement for estate charges, and you might prefer to keep your leaseholder protections on these.1
