It is, at least as far as the EA is concerned because the process has started.
It could be that the buyer is no longer able and stalling, or it could be that they are being help with something as well. The EA *should* be able to figure that out though.0 -
The fact completion still hasn't happened 4 months later (for no obvious reason on the OP's part) seems like good evidence the buyer was not ready willing and able...0

That is unusual, they are usually keen to get things moving. A family member just bought a house and the agents had a specific person in the branch whose job it was to keep chasing everybody along, sorting out minor disputes, questions etc.
Maybe you need to go higher up in the hierarchy at the EA.
We had a similar issue a couple of years ago, after 5-6 months of nothing appearing to be happening with our buyer, our EA via the buyers solicitor was chasing them asking for updates and offering time ultimatums, after a further 3-4 weeks when nothing definite came back they offered us the option of putting it back on the market themselves as it obviously wasn't going progress...
No fee from them and it was sold again after the very next viewing and that sale then only took 12 weeks to complete0 -
This is the issue with subjective RWA clauses, which in my opinion should be defined more precisely with a price and date.
However more practically, I'd just instruct the same agent to put the property on the market again. They usually won't create such a fuss if they get the fee from your sale, just with another buyer.0
