    thanks, i am thankful for your point and the picture, wife though isnt too keen on a corridor type design to access rooms hence were looking to go over the garage 
    do recognise this option gives more room even downstairs
    if we go towards garden, we would be looking at 5 metres max and may opt for a guest bedroom downstairs ,

    For the first floor the stairwill will block to access rooms above the garage - meaning you'd need to lose the bathroom or small bedroom to use as a landing for access.  Doing that also means the extension has to be larger to reprovide the room you've lost, or if you are constrained in the size of extension you don't get so much additional useable floor space but will be spending the extra money to get there.

    TBH when I came up with that plan, and while looking at the EA pictures of the lounge, I was thinking that moving the stairs to a different location within the extension area might be a good idea.  The existing arrangement isn't great.
