    Good point.  The answer is a grass bank leading down to a road which is the main distributor for the much larger development area, with further new housing being built beyond that.  There's little in the way of screening between the front of plots 2 and 3, and this main distributor.  So there may be some disturbance at the front of the house from road noise.

    The red arrow is the approximate position of plot 2.

    Now the road would change everything for me, what a shame especially if it’s the main thoroughfare.

    I don’t know how long you would plan on living there and it maybe because I’m older but I always try and consider how easy a property would be to sell on in the future and if will you get your money back - plus hopefully some profit.

    In this case no one can know how busy the road will be, nor the noise level and on that basis I wouldn’t take the risk but as you are able to see it for real, it may an acceptable risk to yourselves.

    Buying off plan is such a difficult exercise and you are incredibly sensible to take time to consider all possible scenarios.
