What comes across here as reading it all from fresh is - why wasn't a certified copy of the poa sent at the start of proceedings.
Why the reluctance.
Now the vendor can't put their hand on it.
Really! It's such an important document it's not something you loose especially with something as big as a house sale on the table.
The vendors solicitor is working for him, the estate agent is working for him but your solicitor is working for you and there to be sure everything is legal.
Personally I wouldn't proceed without assurance that the vendor has the right to sell on someone else's behalf.
The reluctance to give this assurance would be suspicious.
I used to work dealing with probate documents and the solicitors I worked for wouldn't proceed without first seeing that the vendor has a right to sell.
Imagine the consequences down the line if it turns out he doesn't have the right.
I can rise and shine - just not at the same time!
