Checklist for a pre-exchange inspection visit...

Just on my way to view a flat we are buying - we're almost ready to exchange, tenants have vacated and I'm just looking to pick your brains on 'must do' things while there. So far I've got:

- test appliances that are remaining
- inventory of fixtures/fittings (versus form that vendor completed)
- measure up
- check for any damage since first visit
- find where electricity meter is (and take a reading, I know it's not definitive but a useful data point)

What else have I missed?

    You might like Phil Spencer's second viewing checklist on www.moveiq.co.uk.  I viewed during lockdown and didn't want to distress the vendor for a pre exchange viewing - wish I had.  Do flush toilet, turn all taps on and off etc.

    Erm, no, I broke in and just used my initiative...  :D

    Nothing significant on survey, this was about ensuring it was still in a reasonable condition and with nothing unexpected ripped out post the tenants leaving. You'll be happy to know that was the case.

    Well fortunately this place was empty so it was only the EA I was inconveniencing... but they do want their sale after all. The taps/loo was a good shout, definitely did that. Looks like we may be ready to go on this one...
