24 hours notice sounds fair. If I was viewing flats I wouldn’t mind 24 hours notice of a viewing either. Some people will insist on meeting her, some won’t. You might find she’s in and says hi anyway. You can tell a lot about people by their stuff anyway.0 bonus saver

Do you know why she doesn't want to meet, eg doesn't want to adjust her schedule to be available then, or wants to hinder the process, or something else?Al_Ross said:She is also stating she wants at least 24 hours notice before anymore viewings
"Look I don't have to give you notice as we're just viewing the common areas, but I totally understand and I'd be happy to give notice if you can also help me out and meet the prospective tenant?"
Ultimately your options are to keep trying with viewings and see if someone bites without meeting the housemate, try to let the property as a whole (to the current tenant or by evicting her and letting to someone else).0 -
Maybe explain to her that her actions are likely to drive away 'reasonable' tenants, and she could well end up with a less reasonable one...0

Hi,After given her 48 hours notice of a viewing today, which she agreed too but said she would stay in her room and not get involved with the viewing, the viewer unfortunately didn't turn up. I arrived home and there is a message from my current tenant."Hello ----,What happened with today's flat viewing? Also, i just would like to clarify- - from now on, I don't give permission for any viewings or entries while I'm not home.Pleas make sure any access is arranged with at least 24 hours' written notice. and include who's coming and the reason for the visit. Thanks for understanding and respecting this and going forward"Yours thoughts on this please folks?0

Issue a Section 21 immediately and expect her to be difficult. Don't negotiate if she tries. If you've have not made a mistake, you've made nothing0

Hi Folks,She has a private Rental Agreement, now on a rolling month to month contract. Her Agreentment is for Double Bedroom 2 with use of shared facilities at the property. She has been in the property for nearly 2 years and rent always paid on time.Is she really allowed to deny access for viewings just because she won't be there? She could always make herself unavailable to avoid any viewings and anyone else moving in.Remember a few days ago she refused to meet any viiewers or someone who had viewed but wanted to meet her.I think her plan is to have the whole property to herself at half the cost.0

Give her 24hrs notice of each viewing with the name of the viewer, it's up to her whether she's in or not.
Alternatively start eviction proceedings.1 -
What I'm reading on google is that someone renting a room with share facilities it is only entry to their room that would need 24 hr notice to enter and the shared areas would not.Would that be correct or incorrrect?1

Presumably she doesn't have exclusive rights to the 'shared' areas, so can't dictate what does on there....#2 Saving for Christmas 2024 - £1 a day challenge. £325 of £3660
