Flat roof replacement or repair?

I've just noticed what appears to be small crack on my flat roof. No water ingress to the room below yet. Does this look like a full replacement job? Or can it be repaired?

    This? Gas fitter did that when he ran gas for the new boiler.

    Are you able to stand safely on the roof or not?  We had exactly the same with ours (albeit ours is bigger).  The cracks happen due to UV rays from the sun.  It's safe to say that you might not have very long to go until it starts to leak - ours was in the same sort of condition and it started to leak.  Try and get quotes from a local roofer, don't be fooled into fancy sounding companies like "Eco roofing" who quoted us £5000 and turned out to be travellers.  We got a trustworthy local roofer and he charged £1000.  It's likely that the timber underneath is still solid - don't wait for it to leak otherwise you might have to replace more of the roof.  The moss on the roof doesn't help either, it traps moisture.  When you get a new roof, try to keep all the moss off it

    Although torch on bitumen roofs are still commonplace, there are alternatives like EPDM and GRP.
    If you do decide to replace it at some point, probably a good idea to research the different types.

    If you want to put a complete replacement off for a good 5 years or more, there are lots of effective products that'll completely seal and protect these wee cracks until then. Cromapol, for example. 
    That gas pipe exit method looks unusual to me. No idea if it's a normal method that's unknown to me, but looks just weird.

    Not seeing what is inside the extension/conservatory there could be a wall plate or RSJ that is covered over so the pipe would not be flush to the wall maybe.

    I have seen worse pipe runs in my time.

    Yes it looks like fake lead flashing has been used to seal or protect the pipe entering or exiting the roof or maybe it covered a bodge job , who knows?
