Coach house insurer recommendations

Options
Can anyone recommend an insurance provider who will insure a coach house ?
I own the freehold of the building and one garage. It is my main home. There are two other garages below me belonging to neighbours who have a 999 yr lease on a peppercorn rent. They contribute 5% towards my insurance premium. And I’m to insure the building.
looking for a provider if anyone can recommend? It’s a semi detached coach house and many companies I have spoken to say it just goes under as a semi detached house but just apprehensive as I don’t think they understand the set up!

What are your legal obligations to the leaseholders?
What's the arrangements if something occurs thats either not covered by insurance or is below the excess?

I have seen some MGAs that claim to be specialist insurers for coach houses, from a simple google. Like any seller of insurance there are undoubtedly good and poor sellers but MGAs make me more worried as they have more control than a broker but it's still not their money they are playing with.

I would certainly be cautious as there are various people in converted houses etc that think they can just buy normal buildings insurance when actually they need Block (of flats) Insurance which is a type of commercial property insurance and there are certainly some parallels here.

Thank you for your reply. I also upon a google site came across a lot of coach house insurances companies seemingly selling home insurance for example Home protect which I believe is an MGA and underwritten by Axa. They seemed to think a coach house was covered after everything I told them concerning my set up and I could choose semi detached house. But something just didn’t feel right.
I tried this broker who seemed to give me all the information about coach houses being non standard and they knew about the arrangements of the leasehold garages and specialise in finding suitable coach house insurances. The policy I bought with them was really expensive, it says coach house on the policy document and the broker said they’ve registered the other two garages that are leasehold with the insurer and I’m paying to cover them on my policy.
Sounds like I’ve bought the right thing, but again also a bit confusing as I’m not sure if the broker sold me a really expensive policy and I could have got it cheaper. Although they said that some companies like legal and general won’t sell direct coach insurance to the client they sell it to the broker being non standard insurance.
    im not sure
    I used this broker
