    The HousingUk subreddit has a lot of posts about houses not selling, I'm not particularly suggesting you post there but it might be worth a look at some of the discussions.

    While they do tend to focus a lot on price and finding local comparators, another issue that comes up a lot is that the listing is incomplete or inaccurate. For example, no dimensions on the floor plans, no information on any service charges, off road parking that isn't mentioned in the listing. 

    Sometimes there are presentation issues that are relatively easy wins  such as power washing the drive or putting away toiletries etc.

    Definitely worth a chat with another agent to see what they say.
    Demand is down, borrowing costs up, dropping to 200k sounds like the right plan.

    Is the EA you are with responsible for most of the sales on the estate?

    Do the photos and description read well or are they dated@

    Does the house look like that of an older person or a fresh new family home?

    Any interested buyers will make offers so reductions mean little and it hardly affects EA commission/


    Your EA should be giving you feedback but as seen on recent TV shows some will just sit back  and do nothing.

    The stamp duty holiday has warped the environment for selling houses this year. Before the end of the stamp duty holiday, there were increased sales of properties. After the stamp duty holiday ended, transactions fell considerably. Sales in the early parts of the year was high. Sales then fell off a cliff in April after the stamp duty holiday ended. In May, sales increased 25% compared to April, but sales in May 2025 was still down 12% down compared to May 2025 (YoY). It's estimated that sales over the whole year of 2025 will still be 5% up compared to 2024, but that activity is nowhere near spread equally across the year. A higher proportion of the estimated house sales that will happen this year have already happened than in a normal year.

    I feel this is relevant because this is the situation in which the OP is trying to sell their house. They have missed the stamp duty holiday rush. Hence, if they want to sell now, they need to consider this. 

    Note: I make no prediction about what will happen to transactions and prices in the near and medium future. I'm just talking about what has happened in the recent past and what the situation is now. I do not condone the comments in the quoted article suggesting that the effect of the stamp duty holiday is now 'largely behind us'. It may take longer than this. Or not. We will find out. But, the OP needs to think about what they will do now.

    Thanks everyone, I agree we should talk to another EA. There’s a lot of property on the market in the village and various EA but not much is moving! I think we’re going to have to drop further or rent it and see what things are like in 12 months or so. The water, electricity, insurance & Council tax are over £250 a month which is doable but annoying as it’s empty and not using any services! 
    And we will definitely check the EA has it in their window and not just on Rightmove. 
    As for the link as a newbie I can’t share links or sites but I probably wouldn’t anyway as I’m cautious by nature!

    Get someone to 'cold call' the EA and ask about the property to see what the EA says

    We don't really know enough to give you an answer. 

    Are you getting viewings? What's the feedback?
    Has the EA made any recommendations to what you can do to improve the appeal? Does it need cleared out, the garden tidied up, some paint touch ups? 

    I'd recommend getting an impartial 3rd party to do a mystery shop - arrange a viewing with the EA, look at the house, and provide candid feedback. Is the EA doing a good job? Is there something wrong with the house?

    Dropping the price will eventually work, but you may find that it's something really simple.

    We’re not even getting any viewings😢 It’s been on since December and nothing! It’s a nice little 2 bedroomed end of small terrace, 20 years old with conservatory and well kept garden. I guess the market’s just not on our side!
