Cost of building two semidetached houses in London

Options
I’m just after a rough ball park cost of building two semis on a suburban site in London. Each 1500 sq ft on 3 floors. Brick, with a tiled roof. On a clear site, with good access. 

Anyone have any idea?

    Does that include the land?  I get the impression that OP already has a plot of land and wants to build on it.  But I could be wrong.

    If it breaks, well it wasn't working right anyway.

    I was trying to work out whether a particular piece of land has any value as a development site.

    People talk of the rule of thirds. One third land, one third build, one third profit. Don’t know if it still applies.

    Building costs have risen so much that I don’t think it can apply any longer.

    No, land costs would be on top of this. Build costs have risen a lot in the last 5 years
