Cost of building two semidetached houses in London

I’m just after a rough ball park cost of building two semis on a suburban site in London. Each 1500 sq ft on 3 floors. Brick, with a tiled roof. On a clear site, with good access.
Anyone have any idea?

I was trying to work out whether a particular piece of land has any value as a development site.Ectophile said:ComicGeek said:£850k - £1M depending on spec level
Does that include the land? I get the impression that OP already has a plot of land and wants to build on it. But I could be wrong. No reliance should be placed on the above! Absolutely none, do you hear?0 -
People talk of the rule of thirds. One third land, one third build, one third profit. Don’t know if it still applies.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. Building costs have risen so much that I don’t think it can apply any longer.silvercar said:People talk of the rule of thirds. One third land, one third build, one third profit. Don’t know if it still applies. No reliance should be placed on the above! Absolutely none, do you hear?0 -

In case this is still of interest, we're building x2 brick/tile semis ~900sqm houses in London and it's looking like approx 700-750k for both inc materials and fittings but we already owned the land2
