Management Company

I am a director / lease holder on the estate management company. the company are refusing to show us accounts, work logs and receipts. We have no O&M manual, solar panels that don’t work so paying extortion bills for an apparently low cost lights in fact more than I pay a year to run my flat. The freeholder are saying they don’t have them as does the estate manager, we have serious fire safety issues, the agent is rude and doesn’t include me in meetings, sent the new service charge without it being signed off, I am preparing a first tier tribunal pack, done the formal complaints, but they do not respond at all. We were meant to have landscaping at from if building but five foot weeds is all we have, with managing agent saying they are wild flowers and want us to pay £400 a month to look after the weeds, where else can I get help with this

    Nobody is going to help you with your civil dispute.  Environmental health if something became a hazard to the community at large.

    Get more leaseholders together.  Hold the vote / gain evidence of support to the threshold.  Invoke RTM.  (Right to manage).  Later if you want - buy the freehold under statutory route.  

    Dump this agent.  Appoint your own or DIY.  

    Meanwhile you can challenge at tribunal specific charges and make a nuisance of yourself as much as you like. Or as much as sparks joy.   Perhaps organise a campagin of "paying under protest" for service charges.  And give proforma dispute letters for topics x,y,z to the other leaseholders to send in.

    It is unlikely however that they will change their spots.  And suddenly become attentive.  As they will be (very likely) now be deappointed - will apply minimum cost and effort to the management contract revenue until you get rid.

    Nor indeed will they release loads of detailed data to help you dispute things more easily and generally nitpick.  Expecting to make progress on that is just going to generate stress for you.  Not progress.

    You need 2nd and 3rd RTM directors and a division of effort to research and execute taking control.
