    Thank you all, very useful points. I think I will try reducing the flat further to see if I get any offers and if not then consider letting it on a BTL mortgage (due to renewal in October). Would rather not be a LL but this might be the best solution….although unsure if I can claim back SDLT if it has been rented short term?

    Yes you can. As long as you sell it within 3 years you can, as it was your main residence.
