Mortgage Declined twice

I’m new to MSE hoping someone can help
Im separating from my husband and want to buy a house . I’m not on the mortgage so will be a FTB. I earn a good salary and have a good credit history.
My mortgage advisor has tried twice and it’s getting declined.
The reason saying adverse bureau data
My credit card is paid on time, my bills are all paid on time , check my file and Experian all clear and not saying anything 
I’ve lived at my address for 24 years 
Any one have any ideas ?

    Do you have joint accounts with your estranged husband? Does he have a history of adverse credit issues? If yes, your association with him may be causing the declines.

    1,000 Posts First Anniversary Name Dropper
    You say you have a good credit history.  Have you checked your credit scores with the three main credit reference agencies?  If any of these scores are low then maybe there's an error on your report, a CCJ you didn't know about, or maybe someone you're financially linked to has a CCJ or bankruptcy.

     Credit scores are useless and have no baring in being offered credit because the credit provider can't see it and have their own methods of scoring applications.

    I disagree with you and the many other people who say credit scores are useless.  Whilst the actual numbers are not used by anyone else, they are still A measure of the quality of your credit report.
    If your Experian rating goes from 999 to 900 then maybe you're late with some payments.  If your score drops further then your credit history has got worse...maybe there's a CCJ.

     Its the information contained in the reports that matter not the 'score' which the credit provider cant even see!

    No ccj’s, nothing financially linked to my partner , credit scores both over 940
    No missed payments 
    It’s a mystery

    They are indicative. But that is about the best you can say about them. 
    But I remember seeing a client with a 998 score and a £600 default (unsatisfied). 

    You might have someone with a series of pay day loans - they can help your "credit score" but when it comes to mortgages, it might have the opposite effect. 

    I also remember submitting a DIP for a client - the lender asked monthly income, I put something like £26k down. The DIP went through. Then at full app I realised my mistake, altered it and it failed the credit check. Same client, same credit score, same day - different outcome solely based on her income. (we got it placed elsewhere). 

    On the basis that I dont think they are reliable, I would say they are useless. But thats the great thing about opinions, were all allowed one and they can all differ.

    What has your mortgage advisor suggested as being a likely cause ?  I'm assuming that your mortgage broker is competent. On occasions there are posts on this board where clearly the MB isn't providing a good service to their client.
